Summary
Cherokee Nation Businesses is seeking a Real Property Specialist to support Kadena Air Base, Japan. Specifically, we are seeking reliable, credible consultant with technical expertise to provide on-site Advisory and Assistance Services (A&AS) and deliverables in support of the 718th Civil Engineer Squadron (374 CES). Primary performance location will be Kadena Air Base, Japan. The 718 CES engineering flight directs more than $1B in US- and host nation-funded programs. We have been supporting the 718 CES with planning, programming, design, and construction execution for last four years and have an opportunity to add a Real Property Specialist immediately.

Essential Duties and Responsibilities
Supports Cherokee Nation Management & Consulting’s client, the 718th Civil Engineer Squadron’s (CES), mission of operating and maintaining Kadena AB’s facilities and infrastructure. Real Property Management includes data entry, tracking and reporting using required Enterprise Business Systems (EBS).
Utilize NexGen IT TRIRIGA to maintain and update installation facility records, including correction of discrepancies discovered during records review and inspections, and to run monthly inventory detail listing (7115 report).
Draft, review, and process Dept of Defense Real Property forms such as the DD Form 1354.
Support real property management including maintenance of a 5-year physical cyclical inventory/inspection plan for installation facilities. Maintain journal log of all changes to Real Property Records and issue change reports to identified 718 CES personnel on a monthly basis.
Maintain and update hard-copy facility folders for all installation facilities. Folders must meet local installation records management requirements and be able to comply with the Financial Improvement and Audit Readiness (FIAR) initiative.
Performs other job-related duties as required

Supervisory/Management Authority
This position does not have any supervisory and/or management authority. Reports to On-site Leader.

Education and Experience
One year of experience in Air Force real property at base level, or related experience highly desired
Three years of experience working closely with US military/DoD personnel providing advisory and assistance services for complex programs, desired
Bachelor’s Degree from an accredited school in a relevant degree, desired but can be substituted with over 5 years of DoD real property experience
Experience working in Japan is desired.

Knowledge Skills and Abilities
Candidates must be US citizens
Selected candidates will be subject to the Status of Forces Agreement between the governments of Japan and the United States of America.
Selected candidate must favorably pass a US federal and state government background investigation and favorably pass a drug screen.
Ability to obtain and maintain a US Air Force NACI/SF85 for unescorted access to controlled areas.
Candidates must have a valid US passport whose expiration date is at least one year from the positions start date.
Experience and understanding of the military real property management processes, database systems, and reports
Excellent communication and computer skills; intermediate proficiency with MS Excel (e.g., filter, sort, pivot tables, conditional formatting, basic formulas); familiar with MS Access.
Ability to work independently with minimal supervision.

Work Environment
Office environment on US military bases in Japan, using government-provided computers and office space.
May require local travel to project sites on Okinawa, Japan.
Outdoor work under varied weather conditions may be required.

Executive Order 14042

As a result of the injunction, Cherokee Federal is halting the enforcement of the mandate, however, if the injunction is lifted and the mandate remains, Cherokee Federal must reenact its vaccine requirement.
