Summary:
The Construction Superintendent will Interpret plans and specifications to compare and coordinate construction sequencing with construction in progress. They will Inspect construction to ensure compliance with plans and specifications and schedule.
Essential Duties & Responsibilities:
Includes the following:
Responsible for all on-site project coordination.
Confers with and directs subcontractors engaged in planning and executing work.
Interprets plans and specifications to coordinate construction sequencing.
Interprets plans and specifications and compares them with construction in progress.
Inspects construction to ensure compliance with plans and specifications.
Coordinates construction to ensure schedule compliance.
Confers with subcontractors to resolve complaints and grievances within the project team.
Leads quality assurance activities; develops quality assurance documentation.
Ensures all project documentation is completed including meeting minutes, daily reports, and submittal requirements, as –built drawings, punch lists, and closeout documentation.
Maintains effective communication between the project management staff, subcontractors, and contractor.
Conducts weekly progress meetings with the client; publishes meeting minutes.
Ensures compliance with EM385 1-1, USACE Safety and Health Requirements Manual.
Keeps executive management informed of project status.
Other special duties as required or requested by executive management.
Performs other job-related duties as required.
Supervisory/Management Authority:
This position will not have supervisory or management authority
Education and/or Experience:
Bachelor’s degree in a construction-related discipline or equivalent field experience
Have 10+ years of progressively responsible construction experience- (Federal Government construction experience is strongly preferred)
Project experience must include working on complex projects in the housing industry. Experience managing projects in the $1 million to $6 million range. Experience managing multiple home construction simultaneously
Knowledge, Skills and Abilities:
Effective verbal communication-be articulate and professional in appearance.
Effective written communication-ability to create detailed documentation.
Computer skills, including MS Office and project scheduling software such as MS Projects or Primavera.
Effective organizational skills with ability to prioritize and be efficient under pressure.
Must be self-motivated, display initiative and possess a high level of energy.
Understands lines of authority and communication of the construction team.
Knowledge of building construction processes, materials and methods; as well as building codes including electrical, plumbing, mechanical and related codes.
Working knowledge of project agreements and construction contracts.
Skill in reading and interpreting construction plans and specifications.
Must be able to pass a Background Investigation and Drug Screen.
Work Environment:
Work will be performed in a combination of office setting and construction site.
